    Those local city codes might require encapsulated crawl spaces "for energy reasons" however, they still allow 2 story homes to be built, condos with 2 and three stories etc. which are the worst type of construction on earth when it comes to efficiency for living spaces. It's really interesting how you can follow the money and really find out why certain things remain or don't. More living space=more property taxes per lot SF. Just like condos and especially the high rise condo's, the "property taxes" on the dirt with improvements multiplies even though the lot size remains fixed so 10 stories up means the county will get paid 9 times more for the same property had it been one story. Another (in my opinion) crime on taxation. If they still wanted to bilk the public for property taxes and save energy, all they need to do is eliminate multiple story homes/condo's and suggest basements for those folks who want two levels.

    It's also wise to insulate your floors in a crawl space…I love raised foundations as repairs and additions to residences is much easier and cheaper especially when pipes need fixed.

    Josh great information as always especially since it is explained in a non-sales environment of information. I am not against encapsulated crawl spaces yet have a question. When some mil layer of poly is placed in a crawl space, hopefully 10 mil, the moisture it creates on the warm side or block and ground side will develop moisture which is the primary purpose of encapsulation. Will excessive moisture on the perimeter block attract more termite issues than normal?
