Not all realtors are good. Some are just trying to get a house sold to make their money and move on. So keep that in mind when they are the ones hiring or recommending who you hire for home inspections and HVAC checks when a home is being sold. Beware home buyers!

Hey guys, joshua griffin, air and the new hvac guide wanted to do a video that i'm hoping will help someone that is trying to buy a house. I'm hoping you avoid some of the issues that we've seen. I want to just preface this video by saying: if you are a realtor and you watch this video and you say well, look, i don't do those things. I think that's great, you know no, no offense to you, i'm not talking about you.

I'm talking about all the bad realtors, okay and if you are a buyer and you have a realtor that you trust and you're saying hey, my realtor would never do this to me. Then. I also think that's great, but i have had a front row seat and i have had friends. I just spoke to a friend the other night, who was telling me that he went back to the realtor and said hey.

I found all these issues and they need to be addressed before these folks buy this home and the realtor said: i'm not really worried about any of that. The home inspector said to only look at this or that let's just get the system cleaned up or whatever. Let's get the house sold and the contractor basically has to do what the realtor says, because the realtor is the one that hired the contractor. So again, if you're, a buyer and you're trying to do everything right, you know you've you've got this realtor and you think they want what's best for you, so they're the one getting the house inspected and doing what the inspector has said and then, of course, the Inspector says: hey: i'm not a heating and air expert.

I think you should get this checked out by a pro and then your heating and air company comes in and does what the realtor wants and the realtor just wants to sell the house. That's all they care about; they don't really care about you or the fact that you're about to buy this nightmare. Okay and i'm not saying that if the pro comes in and finds something wrong, that it should stop you from buying the house, but at least you'll be aware of it at least you can go to the seller and say hey. I got these issues i want resolved before i buy the house, or i've got these issues that i'm going to take care of after i buy the house, whatever the case might be, but at least you know about them, so my warning would be this hire your Own folks, again, you might think your realtor is on the up and up, but i'm telling you whether they are or are not.

You should be able to hire your own home inspector who's going to report directly to you, and you should be able to hire your own pros, your own heating and air guy as the buyer of the house to make sure everything's on the up and up. If the realtor is not okay with that, then that might be a red flag for you. That might be something to think about, so i hope that helps. I hope it helps.
