After talking to a customer today and talking about some of the small things that could be taken care of when a home is built. This translated to requests to the builder of things that help in the long run for proper maintenance and repair to the HVAC system.

Thank you: hey guys, Joshua Griffin, air serving the middle Peninsula and the Northern Neck of Virginia for all your heating and air, and plumbing needs wanted to do a video ahead. A kind of a request today, I was talking to you, gentlemen, they're building a house, and we were kind of going back and forth on a few things that we see, and especially when someone's building a new home and some of the you know little things that Me as a heating and air guy that we would appreciate, I guess in the long term and so most builders - they don't really even care about these things. You know they're just trying to build a house at the bottom dollar and get it sold for the top dollar and move on right.
So you know I wanted to do a video that kind of addressed a few of these things, because, if you're not in that boat and you're, not just trying to get it built at the you know, minimum codes minimum dollar - you know some things to to help Us out so so, I'm gon na give you four things. Four things that I would say would help in the long term for the maintenance of your system, and you know your heating and air system and so on. So the first thing, I would say, is having a water source, but within I won't, I would say, 15 feet of the outdoor unit. You know so that could be a hose bib spigot, whatever just something to help with you know, cleaning that system annually would probably be the first request.
I would have to a builder if you're, building a home - and you know the again the Builder might say. Well, you know code only says I have to put a you know this many hose bibbs it you know for the house or whatever. So that would be the first thing. You know we would request having a water source a hose bib, something within 15 feet or so of the outdoor unit.
The second one is kind of a you know, a newer one, something that you know might be a little goofy, but honestly, this one is actually becoming more code, we're seeing it more and more, but that is having a source of light at the indoor unit. So if you have a furnace or air handler in the house, whether it be in your attic, crawlspace close it, you know behind a new wall wherever it is and having a light. You know right there at the unit. You know it.
It helps with the repair of the system, obviously, but you know you're able to light up the area around the unit. You know you're gon na probably see more as well. The third thing, I would say, is having a power source near both the indoor and the outdoor units for different reasons. Having one near the outdoor unit will help with things like whether we have to connect a vacuum pump, or some sort of you know machine there.
At the outdoor unit and the same for the indoor unit, you know maybe we need to plug in a shop vac or something like that, so having some sort of a power source right at the unit. That would be another request. I would probably generally ask for when building the home the last one is more of a. I don't know a battle cry, a little bit of a request from the heart. I guess - and that is we: we do this a lot right, so we we see builders, all the time, general contractors building homes and you know they're having heating and air subcontractors come in and install the heating and air equipment, and my fourth and final request would Be stop going with the cheap guy right. I we just went to a house just a couple weeks ago, where the homeowner is kicking themselves for not just hiring the heating and air guy themselves and picking out the system. You know again most most of the builders that we're seeing that we're dealing with on a regular basis. They just want the cheapest.
You know: what's the cheapest system you can get put in there, what's the lowest price, you know I just want to get it. You know get it in there and and get the house sold, but we're what we offer a Griffin air is we're gon na offer you you know not just the Ford Taurus, but we actually have the Cadillac and some models in between good better best. If you will - and so you know some of the the things that we offer never make it to the homeowner, because the builders you know going with that cheap guy, some of those things might include a longer warranties, longer labor warranty things that if the homeowner were Selecting the system and the contractor things that they would care a lot about. You know, and so you know a builder might say: well you know.
Well, we offer a one-year warranty. You know with our install, you know when we build the house anyway. So if anything happens, you know blah blah blah right. Well, I'm talking about past that right.
So you know we. We have an extended warranty up to 12 years for the labor, as well as the materials on some of our systems. Meaning 11 years goes by and something were to go wrong, you're covered right, and so that would be huge for a homeowner. Whereas again a builder doesn't care about that.
So that would be kind of a little summary, a little snapshot of four things that we would request to a builder if they're, building or general contractor of they're building a house that we would request.
