This was a second opinion service call to resolve some AC issues they were having, I found that the package units were severely neglected and they needed to be properly cleaned, I got the units operational and gave the customer a list of problems.

This video is brought to you by spore'ln quality, integrity and tradition. So today this is a restaurant chain that I service, but I don't service this particular location. They called me out just as like a second opinion, whatever you know, they wanted me to check the unit's out, so it's a little far away from my office, but we did it as a favor, so we came out here and we're going to go through their Air condition units they've got three of them. We're gon na check them all out, see if there's any problems, but the first thing we're gon na do is we're just doing visual inspections.
I don't like seeing this. The head of the compressors been getting too hot and it's melting. The paint off - that's not good, but what we're gon na start with is just cleaning the condensers get them clean again, because this isn't my location, so we've got to make sure everything's, tip-top and then we'll start troubleshooting the units and seeing what's going on so this Location has very poor water pressure very poor, but it's not coming through very well. So we're gon na go ahead and clean.
This coil cleaner, so we're getting it wet and then we'll we'll get in there and put coil cleaner on there and do our best to get it to push out so like I've mentioned in other videos. This is even more important this this, because the water pressure is so low. It's gon na be really hard to get this water to push through. So we need to have a nice wet coil and then we're gon na apply the coil cleaner and let it push the stuff out with its foaming action.
So again, because you know I use a different stream, but it's like very minimal. It's not even coming through. It's so low, so we're gon na get a nice and rinsed nice and wet from both sides and then we'll we'll get in there with the cleaner I've said it before clean means clean. If you look right here, you notice, I get pretty good flow coming through that condenser right now.
Okay, but the further I move in the lower my flow gets, it's barely anything and what that to me indicates is that someone is just using the coil cleaning access. You look right there. It's got that little square on there. That's the coil cleaning access.
I like to take the whole side panel off, because it's really easy. Then you can really get in there. You always want to communicate with the office and let them know you know hey. This is gon na, take a lot longer than usual.
Okay, you know in some times they may have quoted a PM in it. There's not enough time in the PM to do all this work and that's fine. You just need to communicate cover your but also keep the customer in the loop. You know I'm here, as the second opinion, to get these units cleaned up.
So, every time I go downstairs, I'm gon na walk by the manager's office and I'm just gon na say: hey here's where I'm at these units are really dirty, we're just cleaning them, even if it sounds repetitive, just keep them in the loop. You know the happier or the more you communicate with them the better same thing with your office staff. Okay, if your office staffs pressuring you to hurry up, then just politely tell them like look. I need more time. This isn't gon na work and you know maybe they don't have the time for you to be there. Maybe we got to reschedule it. Maybe you got to do something different. Just communication is key.
That's the best thing I can give anybody an advice. Communication is key. It is better, but it is not good. So we're talking have to do another batches, but it's coming through much better than it was now, so these units are so badly neglected that I had to go really thick on the coil cleaner and look at the stuff.
That's coming out: it's just pure black, that's nasty! So she's got to go really thick, but you got to get it off fast because you don't want to eat that condenser! Oh, look! It's the water pressures so bad that I'm using my transfer pump, which isn't the greatest, because it's not a booster, but it helps just a little bit. It's ridiculous. I mean look at the stuff coming out, but this water pressures just that's slowly, coming out. It's definitely cleaner now was actually got flow through it plus.
I can see water flowing, it's just crazy. How neglected this is see. The booster power transfer pump works for so long, and then the water pressure just dies because it runs out of incoming pressure. Basically, I'm too far away from my shopper, I could go get my pressure.
Sprayer. It's got ta be really careful with pressure sprayers when you didn't, you can damage them you, but we're definitely got a massive improvement, actually getting slow coming out, but I mean look at the stuff coming off of that. It's just pure black that dark dark. You can see this is what we're this stuff man dirty lack of maintenance.
So when you clean these, we get in there clean from both sides from the inside out make sure it's nice and clean. It's like I say clean is clean, so we finished cleaning this unit. It's running pretty good couple little things. The first stage looks like it might be a little low on charge, but not bad definitely got some fan cycle switches that are messed up because it took a while.
We already finished this unit and we've been letting it run for a little while he's got a badge, an inch of fan, motor pass voltage and has walked up, and then this first stage right here is a problem we are to me honestly looks like a t. -- xv problem: it doesn't look like an undercharge unless they got the wrong refrigerant because of the head pressure, so it's possibly an overcharge and we might just have a bad t, -- xv and if it's stacking it up in there also, I don't know why. But someone put mo 99 in this unit there's understand that, because this customer doesn't want to use these alternative refrigerants and that just kills compressors so especially with mineral oil. Without good oil return back yeah, it's just a compressor killer, so so definitely got ta. I'm gon na quote this as a txt problem will recover the charge and then go from there, possibly change the TX B and then we're gon na jump on to the next one, we're just going through each unit, one by one to see what they look like. So this is my second stage see this: one has lower head pressure: higher suction pressure, 53 degrees, superheat, 12 degree sub pool this one's closer. Even this one might be a little bit low uncharged to me, but we're probably going to do because I don't know what this other company has done being that they have mo 99 for all. I know they could have mixed.
So we'll probably talk to the customer about recovering the charge and weighing it back in and then going from there, because I don't know what's going on here. This isn't my normal store, so I don't know if we're prone to airflow problems here who know it's hard to say alright, and this is the last compressor that heaven it actually looks like it might be charged coffee. We'll talk to the customer see what they want to do. Yeah, that's pretty much it we're wrapping it up.
We just got to clean up this last one and then we'll put our gauges on this guy right here. We're just got to clean this last side. We're just finishing up right over here: cleaning these every one of these units needs metal, mesh filters, they're all destroyed, so we need a total of nine metal. Again, I don't know what I want to do, because this isn't my store, and I don't know if I want to come back here for all this stuff, I just kind of wanted to come out and give them an idea.
What was up contactors are looking a little bad from parking getting activity about time. It took us all day to clean three condensers because of this and can be harder than that kind of ridiculous, and it took eight bottles of condensed correlator to do three ACS. That's it three ACS it's nuts, but it's all because of that water pressure. You know, nobody's been cleaning them for so long, so they're up and running, I got a list of problems for them.
T XP low charge, condenser fan motor low charge every one of them needs three metal mesh filters this one right here. It's got a low charge on the first stage. So at this point, I'm just going to give them all the information and decide whether or not I want to do this work again. It took me two hours to get here today out on a homesickness traffic.
I'm literally, you guys, probably can't see it but right through those trees as the this is the high rises from downtown LA I'm in Pico Rivera right now, so it's just a little too far out of my area. So we'll see I don't know so. This is our bar unit, their beer walking a short cycling, says: damn scroll compressor. The pressure control set wrong, dining room, a/c cleaning, those guys up kitchen AC - they were horrible in here - is where that you're good. Now yeah, I'm bad. It's fan motors. So all right. They got to exhaust fans not working tonight here this one, so that's not helping with the heat in the kitchen.
They got all kinds of problems here, so nothing too complicated. Okay. This is just one of those things where you really got to step back and think about it. I find this often when they use you know like national coil cleaning companies, they really don't get in there and clean like they're supposed to clean and it it is difficult because they had such bad water pressure too.
Okay, if you guys saw, I had to use a transfer pump because the transfer pump, what I did was, I went to Home Depot to try to find like a booster pump or something and I couldn't and they just had that cordless transfer pump. So I just picked that up real, quick and it worked, but the problem was eventually it would. You know it would build up the pressure for so long, but then you would run out of incoming water and then it created a problem. So after the fact I was thinking it might have been better off, just take just bringing a giant trash can up onto the roof, filling that up with the incoming water and then using the transfer pump to pump it out of the trashcan.
That might have been a little bit better, maybe I'll try that on the next time or I actually took that transfer pump back because I didn't like it, but you know if I ever have to do that again. Maybe I'll do that, but I digress. I will also put a link for that transfer pump in the show notes of the video because it does work it just you know it was a weird situation but anyways. I ended up deciding to go ahead and do the repairs on that job.
So I let the customer know the list of stuff and I haven't done anything yet, but we'll get some video when I go back out there, probably but yeah. That's it. You know just trying to take care of the customer do the best. I can you know.
I mean I put some good tips about communication in there. I get a lot of questions about how come I take so long on jobs and how the office deals with it, how my customers deal with it and it's all about communication, just communicating okay! If the office is pressuring you, then just let them know like hey. I need more time and if they don't have time, then you know you at least you've. Let them know and you communicate about it, you know, and instead of getting angry and stuff.
You know I hear a lot of people getting upset at dispatchers and different things and there's no reason for that. If we communicate you know, we should be able to resolve those issues but anyways. I really appreciate you guys taking the time to watch these videos. You know we'll catch you guys on the next one.

Love your video's, I don't do anything in refregiration but we have about 75 kw of refregiration in my company (in the Netherlands), so to you I bought the fieldpiece wireless set (6pc) (through Amazon, because they don't sell that overhere) and starting to understand our own cooling systems, thanx a lot

Use small, electric pressure washer with a rotating right angle head and blast the dirt through. No water pressure issues and It doesn't damage fins.
When you say the MO99 kills compressors what did you mean ? When you mix with the R22 ? Is 99 a bad Freon to use ?

Hey Chris, I have a couple of microchannel condenser coils grease-plugged in a restaurant next week. I usually use Nu-Brite to clean normal coils but reading the label I see it's not recommendable for microchannel. What product would you recommend to do this? Thanks.

I've said it before. There's a epidemic in this country when it comes to the way things are set up mechanically on these roofs. How hard is it to design a building with a proper hose bib on the roof to supply water pressure? it's not just for HVAC companies that need water. General facilities and maintenance that maintain the property need to be able to get up there and wash away bird droppings and everything else when they do their job. Service area Orleans??

The units will be short of refrigerant how the condensers are clean lol you have reduced the head pressure. Happens a lot here.

You’re a great thorough tech. I don’t get many chances to work on commercial equipment. It’s mainly all residential due to my location. I take it you’re not a r22 replacement fan. You don’t like all replacements or just mo99? Are you in Kanata ?
Hey Chris. I like your work and I know you’re a busy guy. Random question, how do you sweat acr copper to steel rotolocks like Tecumseh suction valves? Soft solder and low heat is what method I’ve been using.
Those grease fans, I mean exhaust fans* don't help the coils stay clean either. Might not be complete lack of maintenance, but also the fact that they need to be cleaned every few months.
A huge added bonus in communication you provide is the video of the job. The customer can see what you see and that helps them decide to pay for the extra time.
Some of the pms I do coil cleaning is not included. Wait til you have to clean an intellipak coil. I’ll be doing some tomorrow. They take about 3-4 hours. Also we have a pressure washer van just for coil cleaning like a sites with no water or poor water pressure

When I have low water pressure, we put a 12 foot step ladder on the unit, fill a 5 gallon bucket and zip tie to the top step, have a hose out the bottom to clean units. Hope this helps.

You shouldn't use a presure washer on a low pressure water system I blew the motor on my presure washer because the motor wasn't getting cooled
30+ years on galvanized water pipe, the inside grows with rust so bad you can hold a 5 foot length of it up to the sun and can’t see any light. BTW, if you like spicy, go to King Taco on Rosemead Blvd, order a combo burrito with salsa Roja. Yum!
